What the Homebuilding Survey Covers

Each month, Zelman questions private homebuilders about orders, starts, inventory, price point trends, pricing power, future expectations, construction costs and pertinent macro issues.

The survey captures approximately 15% of production single-family new home sales, encompassing virtually all of the top 75 markets as ranked by single-family permit activity. That provides unique local insight in addition to broader national conclusions, well ahead of official housing starts and new-home sales data.

Who Uses the Homebuilding Survey and Why It Matters

The survey is used by investors, operators and strategists who need timely insight into new-home demand and pricing.

  • Equity investors and analysts covering public and private homebuilders.
  • Builders benchmarking orders, pricing power and construction costs against the market.
  • Building product and mortgage stakeholders reading through to new-construction demand.

Because new-home activity sets the tone for supply, pricing and construction-driven demand across housing, the survey's local and national coverage gives stakeholders an early and reliable read on one of the sector's most important indicators.
